What we light in Brushy Creek
Most Brushy Creek displays are the front roofline, a yard tree or two, the bushes along the front and a wreath at the door. Every install includes a design for your house, commercial-grade lights and clips, the install, service if anything goes dark, and takedown in January.

Rooflines and gables
C9 LED bulbs on commercial wire, cut to each run so lines end cleanly at corners and peaks. Clips are matched to your shingles, gutters and trim.

Wrapped trees
Trunks and limbs wrapped by hand at an even spacing, from a small front-yard tree to a big oak.

HOA entrances and amenity areas
Neighborhood entry trees, monument signs and common areas, quoted per property and scheduled with your board.
- A custom design for your house, sent back with your quote
- Commercial-grade LED lights and clips, supplied by Sapien
- Installation by our own crew, without drilling into stone or brick
- A timer set for the nights you choose
- Service during the season if lights we installed go out
- Takedown between January 2 and January 15
We do plug-in seasonal lighting only. If a display needs a new outdoor outlet or circuit, that is a job for a licensed electrician, and we'll tell you before install day. Everything else about our seasonal service is on the Christmas light installation page.
Brushy Creek's lighting rules: your HOA, not a city
Brushy Creek isn't a city. It's an unincorporated community in Williamson County, served by the Brushy Creek Municipal Utility District and a patchwork of subdivision HOAs. That means no city holiday dates and no city lighting ordinance. Here's who sets what.
| Who | What applies to your lights | What we do |
|---|---|---|
| City | None. Brushy Creek is a census-designated place, not a city | No city dates to work around |
| Williamson County | We found no county outdoor lighting rule for private homes | Same good practice anyway: light on your house, not the neighbors' |
| Brushy Creek MUD | Runs water, wastewater, drainage and parks. We found no MUD rule on holiday or landscape lighting | Nothing to file with the MUD |
| Your HOA | Deed restrictions and architectural guidelines may set dates or require approval for exterior changes | We follow your HOA's covenants and help with any approval it needs |
What this means for your display
Seasonal lights are simple here. With no city window, the dates are yours, within whatever your HOA sets. We install in October or November, switch on the night you choose, and take everything down in January.
Permanent lights in Brushy Creek
Yes, we install permanent track lights in Brushy Creek, and no city or county code limits them. Because they stay on the house all year, check whether your HOA wants to approve them first. We can send the product details, photos and layout your HOA asks for, and we design them to sit under the eave, aimed at the house, in warm white for everyday nights.
One more check: parts of the original Brushy Creek area were annexed by Austin and Round Rock, and Cedar Park next door allows residential holiday lighting only from October 15 to March 15 (§14.08.003). If your lot is inside one of those cities, its code applies, and we'll plan for it.
This summary is based on Brushy Creek's status as an unincorporated Williamson County community (Wikipedia, Handbook of Texas) and the Brushy Creek MUD, checked October 2026. County rules and HOA guidelines can change, so check your HOA's current documents and confirm your address isn't inside a city before you plan anything permanent.

What's different about lighting a Brushy Creek home
HOA rules come first
With no city code, your subdivision's deed restrictions are the rulebook. Send them with your photos, or tell us your neighborhood, and we'll design to them.
Your dates, not the city's
Next door in Cedar Park the code sets holiday dates. In unincorporated Brushy Creek it doesn't, so you and your HOA decide when the lights go on.
Check the city line
Brushy Creek has shrunk as Austin and Round Rock annexed parts of it. We check your address so the right rules apply.
Established neighborhoods
Homes here went up from the mid-1970s until the district was built out in 2017. A single-story roofline and a two-story front are priced very differently, so photograph the whole front.
Oaks and oak wilt
The Texas A&M Forest Service warns against wounding oaks from February through June. We never prune, we keep fasteners to a minimum, and you can ask for staple-free wraps. Everything comes off in January.
A neighborhood that celebrates
The Brushy Creek MUD hosts more than 50 community events a year, from the Turkey Trot 5K on. A well-lit front fits right in, and we keep the light on your house so neighbors only see the good part.

Landscape lighting in Brushy Creek
Sapien also designs and installs landscape lighting: uplit oaks, moonlighting from the canopy, path and step lights, patios and pet areas, and shadow mapping that plans each light around how the sun and shadows fall on your property.
No city or county code sets landscape lighting limits in unincorporated Brushy Creek, so again it comes down to your HOA. We design as if the rules were strict anyway: shielded fixtures, warm light aimed at the trees and the house, nothing shining into the yard next door, and timers set so the lights aren't on all night.
A good design is one your neighbors barely notice and you enjoy every evening. Landscape lighting is quoted per property. See our landscape lighting page and how shadow mapping works.

About Brushy Creek
Brushy Creek is an unincorporated community of about 22,500 people in southern Williamson County, off FM 620 just west of Round Rock. It takes its name from the creek that runs through it.
- From ranch land to neighborhoods. Homes started going up by the mid-1970s on land once used for ranching and lime quarrying. The utility district was created by the late 1970s, and a building boom followed in the early 1980s.
- Run by a MUD. The Brushy Creek Municipal Utility District provides water, wastewater, drainage, and parks and recreation. Williamson County and the HOAs handle the rest.
- Built out. The district reached build-out in December 2017 and marked 40 years in 2018. Sendero Springs Park was its last planned park.
- Growth. The population went from 5,833 in 1990 to 22,519 at the 2020 census, on about 7 square miles at an elevation of 827 feet.
- Parks and events. The 65,000-square-foot Brushy Creek Community Center was expanded in 2017. Parks include Pepper Rock, Highland Horizon, Sendero Springs and Cat Hollow, with its disc golf course.
- Schools. Most of Brushy Creek is in Round Rock ISD, including Brushy Creek Elementary. A part is in Leander ISD.

Brushy Creek Christmas lights: your questions answered
Is there a Christmas light ordinance in Brushy Creek?
No city ordinance applies, because Brushy Creek is an unincorporated community, not a city. We found no Williamson County lighting rule for private homes, and the Brushy Creek MUD runs water, wastewater, drainage and parks rather than lighting. The rules that can apply are your HOA's deed restrictions and guidelines, and we follow them.
Does my HOA have to approve my Christmas lights?
That depends on your subdivision's deed restrictions and architectural guidelines. Some HOAs set dates for holiday decorations or ask you to submit exterior changes. Send us your HOA's rules with your photos and we'll plan the display around them.
Can I get permanent Christmas lights in Brushy Creek?
Yes, we install them. No city or county lighting code limits them here, so the main thing to check is your HOA. Because permanent track lights stay on the house all year, check whether your HOA's guidelines require approval before install day. We can give you the product details, photos and layout your HOA asks for, and we design the lights to sit under the eave, aimed at the house, in warm white for everyday use.
My address says Round Rock, Cedar Park or Austin. Which rules apply?
It depends on which side of the line your lot is on. Parts of the old Brushy Creek area were annexed by Austin and Round Rock before 2010, and Cedar Park is right next door with its own holiday lighting dates (October 15 to March 15 for homes). Give us your address and we'll check what applies before we plan anything.
When can my Christmas lights go on and come off?
In unincorporated Brushy Creek there are no government dates for holiday lights, so it's up to you and your HOA. We install in October or November, set the timer for the night you pick (Thanksgiving is November 26, 2026), and take everything down between January 2 and January 15.
Do you put up Christmas lights in Brushy Creek?
Yes. Sapien Lighting & Installation installs seasonal Christmas lights on homes across Brushy Creek and the 78717 area, plus Round Rock, Cedar Park and northwest Austin. Text photos of your house to (737) 777-9099 for a price.
How much does Christmas light installation cost in Brushy Creek?
Brushy Creek is priced like the rest of the Austin area. In 2026 a single-story front roofline starts at $500, a two-story front roofline starts at $1,100 and a full front (roofline, trees, bushes and a wreath or garland) starts at $1,800. The minimum job is $500. HOA entrances and amenity centers are quoted per property.
What does it cost to wrap a tree?
A very small trunk starts at $100. A small or medium tree, trunk only, is $150 to $250. A large live oak, trunk or trunk plus some limbs, is $500 to $1,000, and a very large oak with multiple branches is $1,500 to $3,000. Boom-lift wraps run up to $5,000.
Will you cut back my oak to fit the lights?
No. Sapien doesn't prune. The Texas A&M Forest Service warns against pruning or wounding oaks from February through June because of oak wilt, so we wrap the tree as it is, keep fasteners to a minimum, and can go staple-free on request.
Are you insured?
Yes. Sapien is fully insured, with general liability coverage on every job. HOAs can request a certificate of insurance.
