What we light in Steiner Ranch

A typical Steiner Ranch display is the front roofline, an oak or two in the front yard, and a lit wreath or garland at the door. Every install includes a design for your house, commercial-grade lights and clips, the install, service if anything goes dark, and takedown in January.

Rooflines and ridgelines

C9 LED bulbs on commercial wire, cut to each run so lines end cleanly at corners and peaks. Clips are matched to your roof and trim.

Wrapped oaks

Live oaks and Spanish oaks are the native oaks here. Trunks and limbs are wrapped by hand at an even spacing, with no pruning and as few fasteners as possible.

Entries, wreaths and garland

Lit wreaths and garland on doors, gables and porch rails, sized so they read from the street.

  • A custom design for your house, sent back with your quote
  • Commercial-grade LED lights and clips, supplied by Sapien
  • Installation by our own crew, with no drilling into stone
  • Small removable staples only where needed, or staple-free on request
  • A timer set for the nights you choose
  • Service during the season if lights we installed go out
  • Takedown between January 2 and January 15

We do plug-in seasonal lighting only. If a display needs a new outdoor outlet or circuit, that is a job for a licensed electrician, and we'll tell you before install day. Everything else about our seasonal service is on the Christmas light installation page.

Local know-how

Steiner Ranch's lighting rules, and how we plan around them

Steiner Ranch isn't a city, so there's no city lighting code. Travis County has no outdoor lighting order here either. The rules that matter come from the Steiner Ranch Master Association (SRMA), and they treat seasonal lights and permanent fixtures very differently.

What the SRMA documents sayWhat we do
No holiday or seasonal lighting rule in the design manual, Community Manual, Rules and Regulations or Master DeclarationSeasonal lights go up and come down on your schedule
"Exterior lighting fixtures" count as an Improvement under the Master Declaration, and "the AC must approve all lighting" (Design Manual 7.6)Permanent track and landscape lights: we prepare the plan and photos for your application
Lights must be hooded toward your own yard, with no spill onto neighbors, public areas or the streetAim every light at the house and trees
Entry and landscape lighting must be white or off-white, with no primary color lenses or bulbsEveryday settings in warm white; colors saved for holidays
Pole-mounted floodlights and high-intensity lights are prohibited; security and floodlights must be shieldedLow, shielded fixtures only

What this means for your display

Seasonal Christmas lights are the easy part. They're temporary, the HOA documents don't address them, and you can switch them on whenever you like.

Permanent lights: yes, we install them in Steiner Ranch. Because they stay on the house all year, they're a fixture, and fixtures need Architectural Committee approval before install. We design them to sit under the eave, aim at the house, run warm white day to day, and switch to colors for the holidays. We'll give you the design and product details for your application and plan the install around the approval.

This summary is based on the SRMA Residential Design Guideline Manual (rev. November 2009), section 7.6 "Site Lighting," p. 63; the Master Declaration; the 2020 Community Manual; and the Rules and Regulations. County authority is limited by Texas Local Government Code ch. 240 (HB 2857 text). HOA documents change, and neighborhoods inside Steiner Ranch can add their own supplements, so check the current versions or ask the HOA if you're unsure.

What's different about lighting a Steiner Ranch home

Ridge-top lots

Steiner Ranch sits on a ridge above a bend in the Colorado River, with hilly lots and lake and canyon views. Ladder placement and how the display reads from the street depend on the grade, so include a photo that shows it.

Oaks and the pruning ban

The HOA's oak wilt policy bans oak pruning from February 1 to June 30. We never prune, so your trees stay as they are, and you can ask for staple-free wraps.

Homes from the 1990s to 2010s

Most homes were built in that stretch, with building peaking in 2006. With more than 35 neighborhoods, home styles vary, so photograph the whole front for an accurate price.

Greenbelt and wildland edges

Many homes face greenbelt or wildland edges. We plug into your existing outdoor outlets and do no electrical work. If a display needs a new outlet, that's a job for a licensed electrician.

Architectural Committee

Anything permanent, like track lights or landscape lighting, goes to the AC first. Seasonal lights don't, which is why most Steiner Ranch customers start there.

White light, by the book

The design manual asks for white or off-white entry and landscape lighting. A warm white roofline and wrapped oaks suit that look and still feel festive.

Install in October or November

Earlier dates are easier to get. The lights go up and stay off until the night you pick.

Lights on, all season

Most people start on Thanksgiving night, November 26, 2026. If lights we installed go out, text or call and we come back.

Down in January

We take everything down between January 2 and January 15.

Trees take the longest install slots, so if oaks are on your list, book early. The month-by-month plan is in our Austin holiday lighting timeline, and here's what a good quote should show.

Landscape lighting in Steiner Ranch

Sapien also designs and installs landscape lighting: uplit oaks, moonlighting from the canopy, path and step lights on sloped yards, patios and pet areas, and shadow mapping that plans each light around how the sun and shadows fall on your property.

In Steiner Ranch, landscape lighting is a permanent fixture, so it follows the SRMA's site lighting guidelines. Lights have to be hooded and aimed into your own yard, with no spill onto neighbors, public areas or the street. Floodlights on the house must be shielded, the light must be white or off-white, and pole-mounted floodlights and high-intensity lights aren't allowed. The Architectural Committee approves the plan before install.

Those rules fit a good design anyway: low, warm, shielded light that shows off the trees and the view without glare. We draw up the plan for your application and design to the guidelines. Landscape lighting is quoted per property. See our landscape lighting page and how shadow mapping works.

About the area

About Steiner Ranch

Steiner Ranch is a planned community of about 4,600 acres on a ridge in a bend of the Colorado River, between Lake Travis and Lake Austin, about 18 road miles northwest of downtown Austin. It has an Austin mailing address (78732) but isn't part of the city.

  • A saddle maker's ranch. Buck Steiner opened Capitol Saddlery on Lavaca Street in downtown Austin in 1930. In the 1940s he bought 2,700 acres here at $25 an acre, and the family ran it as a cattle ranch into the mid-1980s. Capitol Saddlery Trail is named after his shop.
  • From ranch to neighborhoods. Developer Al Hughes bought the land in the late 1980s, growth picked up in the mid-1990s, Taylor Woodrow took over in 2000, and home building peaked in 2006.
  • The 2011 fire. On September 4, 2011, over Labor Day weekend, a wildfire started by power lines arcing along RM 620 destroyed 23 homes, and about 10,000 residents were evacuated.
  • A big community. 16,713 people lived here at the 2020 census, on about 6.6 square miles, across more than 35 neighborhoods.
  • Leander ISD. Students go to Steiner Ranch, Laura Welch Bush or River Ridge elementary, Canyon Ridge Middle School and Vandegrift High School.
  • On the water. The HOA's Lake Club sits on Lake Austin, with a public boat launch next door. The community also has the UT Golf and Tennis Club and HOA parks such as Towne Square, Bella Mar and Westridge.

Steiner Ranch Christmas lights: frequently asked questions

Does the Steiner Ranch HOA have rules about Christmas lights?

Not that we could find. We searched the Steiner Ranch Master Association's Residential Design Guideline Manual, the 2020 Community Manual, the Rules and Regulations and the Master Declaration, and none of them has a holiday or seasonal lighting rule. Some neighborhoods inside Steiner Ranch have their own supplements, so it's worth a quick check with yours.

Can I get permanent Christmas lights in Steiner Ranch?

Yes, we install them. Because permanent track lights stay on the house, the Master Declaration counts them as an exterior lighting fixture, and the design manual says the Architectural Committee must approve all lighting. We send you the design, fixture details and photos to include with your application, and plan the everyday setting in warm white. The manual asks for white or off-white entry and landscape lighting, so we save colors for holidays.

Is there a county rule on outdoor lights in Steiner Ranch?

No. Steiner Ranch is a census-designated place in Travis County, not a city, so there's no city lighting code. We found no Travis County outdoor lighting order either. Texas only lets counties regulate outdoor lighting near the McDonald Observatory or military bases.

How much does Christmas light installation cost in Steiner Ranch?

Steiner Ranch is priced like the rest of the Austin area. In 2026 a single-story front roofline starts at $500, a two-story front roofline at $1,100 and a full front (roofline, trees, bushes and a wreath or garland) at $1,800. The minimum job is $500, and each tree is priced on its own.

Will you trim my oaks to wrap them?

No. Sapien doesn't prune. The Steiner Ranch oak wilt policy bans oak pruning from February 1 to June 30 and requires tree paint on every wound the rest of the year. We wrap the tree as it is, keep fasteners to a minimum and take everything off in January.

When can my lights go on?

Whenever you like. Neither the HOA nor the county sets holiday dates. Most people pick Thanksgiving night, Thursday, November 26, 2026. We can install in October or early November and set the timer for that night.

When do you take the lights down?

Between January 2 and January 15. We remove the lights, clips and any small staples we used.

Do you do landscape lighting in Steiner Ranch?

Yes: uplit live oaks, moonlighting, path and step lights, patios, pet areas and shadow mapping. We design to the HOA's site lighting guidelines (hooded fixtures aimed at your own yard, white or off-white light, no pole-mounted floodlights) and help with Architectural Committee approval. Landscape lighting is quoted per property.

Are you insured?

Yes. Sapien is fully insured on every job. HOAs and businesses can request a certificate of insurance.
