Commercial Christmas/Apartments
Apartment communities · Austin, TX
Apartment Community Christmas Lights in Austin, curb appeal without the resident complaints.
Entrance, leasing office and the amenity courtyard residents post from. Installed quietly, with vendor paperwork done, and priced per community or across the portfolio.
What managers tell us
What a community needs from a Christmas lighting vendor
The budget is set, the residents are home, and the regional wants it to look like the renderings.
Vendor compliance, done
COI with the owner and manager as additional insured, W-9, and registration in your vendor-compliance system if you use one. Sent before the install date, not chased after.
Residents are home
Installs are planned so garages, mail rooms and leasing stay open. Lifts never block a resident's path, and cords never cross a breezeway.
Predictable per-community pricing
Line-item proposals per community so you can fit the budget, with portfolio pricing when a regional wants several properties on one contract.
For multifamily
Christmas light installation for apartment communities
The three places a prospect and a resident both see.
Entrances, monuments & signs
Monument sign, gate and entry drive. The first impression on a leasing tour.
Roofline & architecture
Leasing office and clubhouse rooflines in warm white C9. Residential buildings only where you want them.
Tree wrapping & canopy
Entry and courtyard trees wrapped trunk and limb.
Patio & bistro lights
Pool deck and courtyard string lights. Many communities leave these up all year.
Wreaths, garland & bows
Lit wreaths and garland on the leasing office, mail center and clubhouse doors.
In-season service
Timers, outages and storm damage handled all season, without a resident ticket.
Materials are not just roofline bulbs: C9 and C7 LED, mini lights for wrapping, net lights, lit garland and wreaths, bistro strands, RGB and permanent track. All commercial grade, all chosen for Texas sun and wind.
Portfolios
One proposal can cover every community you manage
Regional managers often want a consistent standard across several properties: the same look at the entrance, the same install window, the same paperwork. We can scope each community on one site-walk route and deliver one proposal with a line per property.
Each community still gets its own design, since no two entrances or courtyards are alike.

Safety
Safe commercial Christmas light installation, for your people and ours
Residents, kids, dogs and delivery drivers all day. Our safety plan for multifamily is written for a property that is never empty.
Insured before we arrive
Certificate of insurance and W-9 with every proposal. Your risk manager can see coverage before anyone sets foot on site.
Lifts and fall protection
Boom lifts, harnesses and ladder protocols for roofline and canopy work. No one freelances on a parapet.
From the plug out
We work from the outlet out: GFCI-protected circuits, commercial-grade cords and timers, nothing overloaded. Need a new circuit? We connect you with a licensed electrician or walk your own electrician through the plan.
Clear walkways
No cords across sidewalks, ADA routes or fire lanes. Cords secured and covered; cones and tape around active work.
Around your hours
Early morning, after hours and weekend installs so work zones never meet your busiest hours.
One safety plan
Every crew on your property, Sapien's own or a partner crew we supervise, works to the same plan and the same standard.
How it works
How commercial Christmas lighting works, from call to lit
Site walk
We measure the roofline, count trees and locate power. You tell us the budget range and the date it needs to be lit.
Proposal and rendering
Night rendering, line-item scope and schedule, with the certificate of insurance and W-9 attached.
Install
Early morning, after hours or weekends. Phased across buildings if you prefer. Lit and tested before we leave.
Service
Timers, outages and storm damage handled. You get a direct line, not a ticket queue.
Takedown and storage
Everything comes down, gets labeled and stored. Next year starts with a phone call.

Recent work
843 feet of roofline and 47 trees, installed in one day
A West Austin estate with the footprint of a small community: long rooflines, a courtyard with a fountain, and 47 trees along the drive, all installed in a single day.
“Every tree, every line of the roof, done in a day. Our guests thought it took a week.”The owners' coordinator, January 2026
