Commercial Christmas/Offices
Office buildings & campuses · Austin, TX
Office Building Christmas Lighting in Austin, tenant appreciation they see every morning.
Plaza trees, the entrance and the lobby tree, installed after the last tenant leaves and before the first one arrives. A line item on the property's holiday budget that every tenant notices.
What property managers tell us
What an office property needs from a Christmas lighting vendor
Tenants pay for the common areas. The holidays are when they notice them.
After hours, through the dock
Evening and weekend installs, loading-dock access, freight elevator for lobby pieces. The lobby is clean and open at 7 am.
Building rules, followed
Contractor COI with ownership and management named, work rules, badging and security notice. The same package your other vendors provide.
Plaza and lobby, not just roofline
A tower's roofline is 300 feet up and nobody looks at it. The plaza trees, the entrance and the lobby tree are the whole show.
For office properties
Christmas light installation for office buildings and campuses
Eye-level and lobby-level, where tenants walk.
Tree wrapping & canopy
Plaza, motor court and campus trees wrapped trunk and limb.
Interior, lobby & atrium
Lobby trees, garland on reception desks, stairs and atrium features, installed after hours.
Entrances, monuments & signs
Entrance canopy, monument sign and garage entrances.
Wreaths, garland & bows
Lit wreaths and garland on entrances and columns.
Permanent trim lighting
Programmable trim on low-rise and campus rooflines, holiday in December and the company color the rest of the year.
In-season service
Timers, outages and storm damage handled all season, scheduled with building engineering.
Materials are not just roofline bulbs: C9 and C7 LED, mini lights for wrapping, net lights, lit garland and wreaths, bistro strands, RGB and permanent track. All commercial grade, all chosen for Texas sun and wind.
Campuses
One building or a whole business park
Suburban campuses and business parks have the trees and entrances that make holiday lighting work, and they often sit under one management company. We can propose per building or per park, phased so each entrance is finished before the next starts.
Downtown towers get a plaza-and-lobby plan, delivered through the dock in the hours your engineering team approves.

Safety
Safe commercial Christmas light installation, for your people and ours
Tenants leaving late, cleaning crews, a lift in the plaza and a tree through the freight elevator. Our office safety plan is coordinated with building engineering before the first visit.
Insured before we arrive
Certificate of insurance and W-9 with every proposal. Your risk manager can see coverage before anyone sets foot on site.
Lifts and fall protection
Boom lifts, harnesses and ladder protocols for roofline and canopy work. No one freelances on a parapet.
From the plug out
We work from the outlet out: GFCI-protected circuits, commercial-grade cords and timers, nothing overloaded. Need a new circuit? We connect you with a licensed electrician or walk your own electrician through the plan.
Clear walkways
No cords across sidewalks, ADA routes or fire lanes. Cords secured and covered; cones and tape around active work.
Around your hours
Early morning, after hours and weekend installs so work zones never meet your busiest hours.
One safety plan
Every crew on your property, Sapien's own or a partner crew we supervise, works to the same plan and the same standard.
How it works
How commercial Christmas lighting works, from call to lit
Site walk
We measure the roofline, count trees and locate power. You tell us the budget range and the date it needs to be lit.
Proposal and rendering
Night rendering, line-item scope and schedule, with the certificate of insurance and W-9 attached.
Install
Early morning, after hours or weekends. Phased across buildings if you prefer. Lit and tested before we leave.
Service
Timers, outages and storm damage handled. You get a direct line, not a ticket queue.
Takedown and storage
Everything comes down, gets labeled and stored. Next year starts with a phone call.
